Description
The US Government seeks approximately 73,419 Rentable Square Feet of office space. The rentable space shall yield a minimum of 63,843 ANSI/BOMA Office Area to a maximum of 65,120 ANSI/BOMA Office Area available for use by the tenant for personnel, furnishings, and equipment. In addition, a total of 470 reserved parking spaces are required. Offered space must meet minimum Government requirements for fire safety, seismic, accessibility, and sustainability standards per the terms of the Lease. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; highest safety; energy efficient installations; security installations, the security of the surrounding areas, and its location with the below mentioned Delineated Area, which shall not be within the 100 year flood plain. Delineated Area: The Central Business District of Fresno, CA Lease Term:10 years, 5 years firm. The Government has the right to terminate the lease at anytime on or after the 5th year of the lease. Occupancy Date: Space must be in move-in condition, ready for occupancy no and delivered to the Government by April 18th, 2018. Expressions of Interest should be in writing and submitted no later than November 8th, 2016 and should include the following information: -Building name and address, and location in the building -Site map and plans, if available. -One-eight inch scale drawing of offered space -ANSI/BOMA defined Office Area Square Feet -Rentable Square feet offered and rental rate per square foot. (Specify services, utilities, electricity, and tenant improvement allowance included) -Name Address, telephone number, and email address of individual to be contacted. Authorized Contacts: GSA is not using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
