- Delineated Area Map This is a modification to a previous posting for 5CA1172 State: California City: Anaheim and surrounding area. Delineated Area: • North: CA-91 (California Highway 91); • West: I-605 (Interstate Highway 605); • South: CA-22 (California Highway 22) from I-605 to I-405 (Interstate Highway 405), along I-405 to CA-73 (California Highway 73) to CA-55 (California Highway 55) to I-405 to Jamboree Road, along Jamboree Road to I-5 (Interstate Highway 5); • East: I-5 from CA-91 to CA-22, along CA-22 to CA-55, along CA-55 to I-5, continuing along I-5 to Jamboree Road. Buildings that have frontage on the boundary streets are deemed to be within the delineated Area of Consideration. Minimum Sq. Ft.(ABOA): 60,560 Maximum Sq. Ft.(ABOA): 63,588 Space Type: Office Parking Spaces(Total): 375,of which a minimum of nine (9)are on-site reserved parking spaces and the remaining three hundred sixty-six (366) must be available on-site or commercially available within ¼ walkable mile,as determined by the LCO. Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: • The public entrance to the building must be located more than 300 walkable feet to schools (K-12). • Offered space must be efficient and not present significant design constraints,such as irregular shape of demised space,large columns,narrow core to building façade,column spacing less than 20' on center, etc. • Public transit must be within the immediate vicinity of the Building, but generally not exceeding more than 10% above a safely accessible, walkable ½ mile from the principal functional entrance of the Building,at the discretion of the LCO. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
