General Services Administration (GSA) seeks to lease the following space: State: Tennessee City: Memphis Delineated Area: North: Wolf River East: Danny Thomas Boulevard south to Poplar Avenue, Poplar Avenue east to Walnut Grove Road, Walnut Grove Road south to White Station Road, White Station Road south to Park Avenue, Park Avenue west to Lamar Avenue, Lamar Avenue north to I-240, I-240 north to Linden Avenue, Linden Avenue west to Danny Thomas Boulevard, Danny Thomas Boulevard south to EH Crump Boulevard, EH Boulevard west to the railroad tracks, railroad tracks south to McLemore Avenue South: McLemore Avenue west to Mississippi River West : Mississippi River/Tennessee State Line (Map to be uploaded to FBO website) Office Minimum Sq. Ft. (ABOA): 947 ABOASF Office Maximum Sq. Ft. (ABOA): 947 ABOASF Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 10 Years Option Term: 1 (5) year option Additional Requirements: Offered space must be located on one contiguous floor Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
