- U.S. GOVERNMENT VETERANS ADMINISTRATION The VA currently occupies office and related space in a building under lease in Lancaster, TX, which expired on November 30, 2016*. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move cots, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. VA s purpose for this notice is to conduct market research and identify capable resources from Service-Disable Veteran-Owned Small Businesses (SDVOSB), Veteran-Owned Small Businesses (VOSB) and / or Capable Open Market Sources. The NAICS Code for use is 531120. Lessors of non-residential buildings (except mini warehouses); the small business size standard is $27.5 million. The Department of Veterans Affairs (VA) seeks to lease the following space: STATE: Texas CITY: Lancaster DELINEATED AREA: Area bounded by: North - Interstate 30 East Interstate 45 South Belt Line Road West Loop 12 MINIMUM SQUARE FOOT (ABOA): 87,303 MAXIMUM SQUARE FOOT (ABOA): 87,303 SPACE TYPE: Light Industrial / Office PARKING SPACES (Total): 200 PARKING SPACES (Surface): 200 PARKING SPACES (Structured): NA PARKING SPACES (Reserved): 200 FULL TERM: 15 Years FIRM TERM: 10 Years OPTION TERM: 5 Years ADDITIONAL REQUIREMENTS: None Offered space must meet Government requirement for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. Offered space shall not be in the 100 year plain. The space must be handicapped accessible, ADA compliant, and can be provided by modification to an existing space. The space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. The space must be contiguous, on no more than one floor (ground floor preferable) and must meet or be able to meet the Department of Veterans Affairs Life Safety codes and other applicable regulations. A 15 year lease (10 years firm plus 5 year option) will be considered.
