South on Okeechobee Rd/Hwy 27 4. North on LeJeune Rd/NW 42 nd Ave 5. East on Airport Expressway 6. South on Biscayne Blvd/US 1 (See attached map) Minimum Sq. Ft. (ABOA): 15,047 Maximum Sq. Ft. (ABOA): 15,047 Space Type: Office Parking Spaces (Reserved and Secured): 2 Full Term: 15 years Firm Term: 10 years Additional Requirements: The following criteria apply to all space considered: 1. The space must have easy access to available parking and public transportation for visitors and employees. 2. The space should not be located within close proximity to railroad tracks or heavily congested freeways that may compromise the sound quality of digital recordings. 3. The space should not be located within ¼ mile of electrical sub-stations to avoid interference with electronic equipment. 4. The space should not be located in industrial or warehouse areas. Space should be located in a professional office setting with similar businesses in the surrounding area. 5. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered in the following instances: a. the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; b. the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. 6. To allow for visibility to the public, this agency's office space shall be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. As an alternative to direct visibility, the lessor shall provide acceptable signage from the primary or secondary street at no separate cost. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access or which require additional turns shall not be considered. Location in the Building: 1. It is a requirement that the hearing office be located on any floor of a building above street level (for reasons of security and quality of hearing recordings) as long as it is accessible. However, in areas where competitive second floor space is not available, ground floor space may be considered. 2. Elevator service is required for space above ground level and shall consist of a minimum of two accessible elevators which will serve the floor proposed for the tenant agency. One of the accessible elevators may serve as a freight elevator. 3. All space must be contiguous on one floor, with the exception of the storage/mail room and/or training/multipurpose room which may be separated from the primary space by a public corridor but must be on the same floor. General Space Requirements: 1. The space should be no more than twice as long as it is wide, and it should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. 2. Any columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. 3. Space requiring ramps inside the office will not be acceptable. 4. Space must have (or be remodeled to have) an adequate distribution system to accommodate electric, telephone and cabling requirements for automated equipment. 5. Computer hardware and modular/systems furniture may be relocated to the new site. 6. S pace must have (or be remodeled to have) an adequate heating, ventilation and air-conditioning (HVAC) system. 7. In multi-tenant buildings, electrical panels serving only the tenant agency space shall be located inside the tenant agency space. 8. Large electrical current feeders installed in the ceiling space or below the floor of the tenant agency office space shall be enclosed in rigid galvanized steel conduit (RGC) or electrical metallic tubing (EMI) to lessen possible electromagnetic interference with office equipment. 9. The tenant agency space must be clearly identified for easy location by the visiting public. Signage should clearly identify the location of the tenant agency office space within the building. 10. Public restrooms, meeting handicapped accessibility requirements, are to be provided in or adjacent to the reception area when this agency is the sole tenant of a facility. In multi-tenant space, handicapped accessible public restrooms in the building common area are acceptable in lieu of public restrooms within the tenant agency space. Flooring should be non-slip commercial grade ceramic tile. 11. Accessible male and female restrooms for employees of the office will be provided in an area accessible from the main office area only. Flooring should be non-slip commercial grade ceramic tile. 12. The public and employee entrance(s) must be handicapped accessible. Push-button automatic door openers shall be provided at the main public and employee entrance doors as well as all restrooms within the tenant agency space. 13. Facilities shall be cleaned during normal business hours. Where possible, vacuuming will be done either before or after the office is open to the public. Daytime cleaning is considered standard and shall be covered as part of the lease. The lessor should coordinate the cleaning schedule with local management at occupancy. 14. Applications of insecticides (except traps), paints, glues, adhesives and HVAC system cleaning compounds containing highly volatile or irritating organic compounds will be kept to a minimum during working hours. A reasonable attempt will be made to schedule operations involving these substances outside of office hours. Advance notice will be provided to on-site management before applying these substances in the tenant agency office space. Manufacturer's recommendations and Material Safety Data Sheets (MSDS) will be consulted to ensure that adequate ventilation is maintained during work procedures involving chemicals. This documentation will be provided to on-site management at their request. 15. The Government will promptly investigate indoor air quality complaints with the lessor. The on-site manager will be notified whenever mechanical equipment affecting indoor air quality is mechanically defective, shut down or otherwise impaired. 16. The lessor shall promptly dry, remove or replace damp or wet areas or materials. Materials which cannot be removed will be decontaminated according to Public Health Service standards. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
