General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: Starting at the NW Corner of NW 1st Ave. and NE 17th St., go south onto NE 2nd Ave, then east to continue on NE 17th St. until it ends at Biscayne Bay. East: Continue south down Biscayne Bay, turning west, then south around Bicentennial Park, then east just north of NE 8th Street back to Biscayne Bay, down and around the Brickell Key. South: Go west on Broadway, and north following the railroad tracks. West: Continue north on SW 1st Ct., crossing the North Fork Miami River, onto NW 3rd Ave. (Da Dorsey Blvd.), NW 5th St., connecting back to NW 1st Ave ending back at NW 1st Ave. and NE 17th St. (See Map Attachment) Office Minimum Sq. (ABOA): 32,950 ABOASF Parking Spaces (Total): 2 Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 on-site Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space must be located on no more than two contiguous floor (s), and above the ground floor of the offered building. For abutting floors, installation of a dumbwaiter must be permissible. Space must be a walkable 1/4 mile to a public transit stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 150 RSF of Space. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offerors shall advise if the offered building is located in the 100 year flood plain. Generally, GSA does not accept these sites, however some Counties in Florida are exempt from this requirement. As such, GSA will review the location of the offered site(s) and determine if the requirement to be outside of the 100 year floodplain is waived.
