- The Contractor shall furnish all labor, supervision, supplies, equipment, tools, materials, all supplementary or miscellaneous items, appurtenances and devices incidental to or necessary for the Project required to complete the work in accordance with the Contract Documents. All work will be solicited in one combined Invitation for Bids. 1. The Air Conditioning System work includes, but is not limited to: A. Furnish and install new high efficiency 7.5-Ton Outdoor Air Cooled Condensing Unit, including all related appurtenances, controls, wiring, and devices and matched Indoor Cooling Coil mounted in existing Air Handling Unit in Basement to provide complete and operational AC System for 1-st Floor. B. Furnish and install 2 (two) new (5-Ton and 2.5-Ton) high efficiency ducted Split Air Conditioning Systems. Each system shall consist of Ground-Mounted Outdoor Air Cooled Condensing Unit, associated horizontal Indoor Air Handling Unit in Attic, attic ductwork, registers, refrigerant and condensate piping, accessories, controls, wiring and appurtenances to provide complete and operational AC System for the entire 2-nd Floor. New Air Handlers shall be installed on vibration isolation platform due to instability of Attic wood floor. Location of Air Conditioning Work: Beale House, Adams National Historic Site, Quincy, MA 2. The replacement of existing Gas-Fired Hot Water Boiler, associated appurtenances and related controls work includes, but is not limited to: Disconnect, remove and dispose of existing Gas-Fired Hot Water Heating Boiler, associated hot water and gas piping, flue, valves, accessories, boiler controls, wiring and appurtenances. (Hot water supply and return and gas piping shall be disconnected at ceiling. Flue shall be disconnected at point of connection to chimney.) Inspect existing chimney, clean chimney and repair or replace as necessary chimney liner (if found damaged). Furnish and install new Gas-Fired, modular Hot Water Heating Boiler with Input Capacity of 1,155 MBH, Output 876 MBH, and I=B=R net rating of 800 MBH. The system shall consist of individual cast iron modules that are piped to common header. Modify existing and furnish and install new gas and hot water piping including expansion tank piping, flue, valves, accessories, boiler controls, wiring and appurtenances to accommodate new Boiler installation. Reconnect all new piping to existing distribution system piping to provide a complete, operational and functional hot water heating system. Furnish and install all necessary new operational and temperature controls including Outside Air temperature controller, starters, contactors, wiring, conduit, overcurrent protection, etc. as required to operate the new Boiler. Ensure that new controls are compatible with existing HVAC control system and tie into existing control system. Location of Boiler Work: Adams Carriage House, Adams National Historic Site, Quincy, MA. Boiler supplies heat to the Adams Carriage House, Old House and Stone Library. The order of magnitude for this project is estimated to be between $100,000 and $250,000. Tentative date for issuing Invitations for Bids is May 24, 2017. Tentative date for the opening of bids is June 23, 2017. Contract performance period is 60 days after Notice to Proceed is issued. Plans will be available for inspection without charge as attachments to the Invitation for Bids. Requests for the invitation for bids shall be directed to view the entire Invitation for Bids on the Governmentwide point of entry available via the Internet at http://www.fedbizopps.gov. Award is restricted to small businesses in accordance Federal Acquisition Regulation (FAR) 6.203 -- Full and Open Competition After Exclusion of Sources, Set-Asides for Small Business Concerns. Solicitation documents will be available free of charge through the Governmentwide point of entry available via the Internet at http://www.fedbizopps.gov.
