Brandon, FL (6FL0511) - Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:FL City:Brandon Delineated Area:See Below Delineated Area Minimum Sq. Ft. (ABOA):23,000 Maximum Sq. Ft. (ABOA):23,000 Space Type:Office/Medical Parking Spaces (Reserved Government):0 Parking Spaces (Employee/Patient):300 Full Term:Up to 15 Years Firm Term:Up to 15 Years Option Term:N/A Additional Requirements: Building/Space Layout: •Offered space must be contiguous without being split by a public corridor. Space on multiple floors will be considered as long as floors are contiguous. If space on the second (2nd) floor or above is offered, a minimum of one passenger elevator and one freight elevator must be provided. •The space shall not be located where access is obscured, difficult, or where multiple turns are required. •Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Other: •A fully serviced lease is required. •Hours of Operation: 7:00 am to 5:00 pm Monday - Friday; but accessible 24/7. •Three hundred (300) parking spaces are preferred. Parking shall be located on-site or within close proximity to the building. Fewer spaces will be considered. Parking to local code is required. •Building shall not be in the 100 or 500-year flood plain. •If available, public transportation should be located within ¼ mile of building. •The government prefers the offered space be located within one (1) mile of amenities: fast food, casual restaurants, gas stations, etc. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area. The delineated area is as follows: North: FL-574 South: Bloomingdale Avenue East: Valrico Road West: US Highway 301 A map of the delineated area is provided for further clarification of the boundaries: Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)Floor plan and gross square footage of proposed space; (6)Identification of on-site parking; (7)Address or described location of building; (8)Location on map demonstrating the building lies within the delineated area; (9)FEMA map evidencing that the property lies outside the 100-year floodplain; (10)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes and amenities; (11)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12)Any information related to title issues, easements, or restrictions on the use of the building.
