Description
General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Prince Georges County, MD Delineated Area: North: Fairland Road/Briggs Chenney Road/Old Gunpowder Road/Ammendale Road; South: Interstate 495; East: Baltimore Avenue; West: New Hampshire Avenue, Columbia Pike Minimum ANSI/BOMA Office Area (ABOA) Sq. Ft. (SF): 75,276 Maximum Rentable Sq. Ft. (RSF): 77,651 Space Type: Flex/Warehouse and related space Parking Spaces (Total): 80 Parking Spaces (Surface): 75 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 10 years Firm Term: 10 years Option Term: 5 years Additional Requirements: - Minimum 15’ ceiling height - Minimum of 3 loading docks with levelers - Minimum floor load of 250 lbs per square foot - Minimum column spacing of 40’ X 40’ The Government is seeking expressions of interest from sources of flex/warehouse and related space for 75,276 ANSI/BOMA Office Area (ABOA) Square Feet (SF). The space shall be located in a modern quality building of sound and substantial construction in good condition and acceptable to the lease contracting officer (LCO). If not a new building, the offered space shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space in conformance with the Request for Lease Proposals (RLP)/Lease to be issued. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered buildings must be able to meet all Government requirements contained in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, amenities, sustainability, and handicapped access in accordance with ABAAS guidelines. Offered space shall not be in the 100-year flood plain. Not all minimum requirements are stated in this advertisement. EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN NOON June 2, 2017 AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: · Building name and address; · Location of space in the building and date of availability; · Ceiling height, column spacing, floor load capacity and number of loading docks and levelers; · ABOA SF offered and Rentable Square Feet (RSF) offered identifying the specific floors and square footage on each (with Common Area Factor); · Rental rate per ABOA SF including a $7.79/ABAOA SF Tenant Improvement Allowance in the offered rate. List of operating expenses included in this rate; · Number of parking spaces available on the premises; · Name of ownership entity and, if applicable, parent company; · Evidence of ability to meet the required occupancy date of no later than January 2019; · Name, address, telephone number, and email address of authorized contact. In the event that an offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
