- U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): Project No. 17-REG10-5WA0488 State: Washington City: Tacoma Delineated Area: North: S 11th Street East: Dock Street South: S 23rd Street West: Market Street Space Type: Office Minimum Sq. Ft. (ABOA): 8,000 Maximum Sq. Ft. (ABOA): 8,400 Parking Spaces (Reserved): 4 Term: Up to 15 Years Additional Requirements: --Requested space cannot be in same building as any of:  Office of the U.S. Attorney  U.S. Marshal Service  U.S. Probation Office  Pretrial Services Office  Bureau of Prisons, and  Any law enforcement agency --2nd Floor or higher Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. HOW TO OFFER: The Government will use its Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov. The AAAP will enable interested parties to offer space for lease to the Federal Government for future requirements. The offer submission process is entirely web-based and allows registered participants to submit and update offers based on a Request for Lease Proposals (RLP) within a specified time frame referred to as the ‘Open Period'. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the ‘Open Period'. For assistance with the application, email AAAP.Manager@gsa.gov. YOU MUST REGISTER AT https://aaap.gsa.gov TO MAKE AN OFFER! ALL INFORMATION IS TO BE COMPLETED IN https://aaap.gsa.gov. Please do not attempt to print out and complete paper copies of the RLP. Please do not forward paper copies of your offer in response to this advertisement. This requirement is in GSA REGION 10. The Open Period is the 1st through the 7th of each month, ending at 11:59 p.m. EST. Refer to AAAP RLP paragraph 3.02.A for more details on the offer submission process. The Government reserves the right to allow for multiple Open Periods prior to selecting an offer for award to meet this specific space requirement. Offers cannot be submitted during the Closed Period (8th through the end of each month) and will not be considered for projects executed during that time period. The AAAP will be used to award leases of no less than 500 ANSI/BOMA Office Area (ABOA) square feet (SF) to satisfy new requirements and/or compete existing leases for potential replacement. The Government reserves the right to award more than the 500 ABOA SF minimum mentioned herein, to make multiple awards, and/or combine multiple space requirements. Building/space specifications and offer terms and conditions are contained in the RLP and related documents posted on the website (https://aaap.gsa.gov). Specific requirements will be identified after the close of the Open Period. Lease awards will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website.
