Description
General Services Administration (GSA) seeks to lease the following space: State:NC City:Raleigh Delineated Area: North: Highway 70 West: I-40 and Edwards Mill Road South: Intersection of US-1 and North Boulevard East: I-440 Sq. Ft. (ABOA) Minimum:18,630 Sq. Ft. (ABOA) Maximum:21,424 Space Type:Office, Laboratory, and Warehouse Parking :8 Eight Structured Covered Parking Spaces for Government Vehicles, plus (6) surface spaces for visitors. Total Lease Term:10 years Firm Term:5 years Additional Requirements:1.All office and related space must be located on 1st and 2nds floor(s). 2.An emergency power supply, such as a generator is required for this location. 3.The laboratory shall require a separate, constant volume ventilation system providing 100 percent outside air. 4.The Warehouse space must be accessible to vehicles at ground level. The space should have maneuverability capability for large vehicles including a 16-wheeler. 5.The Warehouse space shall have a minimum of 15-feet of clear ceiling height is required for 1,823 SF. 6.The space must be able to accommodate small boats/canoes and accessory equipment, nets, waders, coolers and other gear. 7.One loading dock, that can accommodate a utility truck. A manually operated sectional overhead doors, with a minimum clearance of 12-15 feet high, and 14 feet wide. An electronic mechanism. 8.24/7 access to the space is required. Security access control system for the exterior will be required. Buildings offered for consideration must be within the defined delineated area as shown above, have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Not all minimum requirements of this solicitation are expressed in this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Raleigh, NC that will be expiring. The Government is considering alternative space if economically advantageous. Expressions of Interest must be received in writing no later than June 9, 2017 at 5:00 PM EST, and should include the following information at a minimum (This is not an invitation for bids or a request for proposals): •Building name, address and email address of authorized individual to be contacted; •Location of space in the building and date of availability; •Rentable Square Feet (RSF) offered and rate per RSF; •ANSI/BOMA defined Office Area Square Feet; •Scaled floor plans (as-built) identifying offered space; •The date that the space will be available; •Site plan showing parking area(s) and loading area(s). Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
