4/11 U.S. GOVERNMENT NOTICE OF INTENT TO SOLICIT USING OTHER THAN FULL AND OPEN COMPETITION The Department of Veterans Affairs is considering award of a succeeding lease using other than full and open competition for an existing lease for the RCS Regional Vet Center located in Denver, CO. The current lease is expired. State: CO City: Denver Delineated Area: North: Colfax Avenue East: Downing Street South: 6th Ave West: I-25 Minimum Sq. Ft. (RSF): 4,200 Space Type: Office (3,750 USF ABOA), Warehouse (0 USF ABOA), Storage (0 USF ABOA), Other (0 USF ABOA), Land (0 USF ABOA), Wareyard (0 USF ABOA) Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 Firm Term: 60 Soft Term: 60 Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: none Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. The space should not exist within a Floodplain as identified on a DHS Flood Insurance Rate Map. The Government is considering relocating to alternative space, if such a move is determined to be economically advantageous to the Government. In making this determination the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government s requirements and the costs likely to be incurred through relocating; physical move costs, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime.
