Description
Nebraska Avenue Complex (NAC), is a security level five, 37 acre campus located in the NW corner of the District Of Columbia. It consists of approximately 30 buildings with 600,657 gross square feet and all supporting infrastructure to include over 1000 surface parking spaces. Many buildings date back as early as 1916 and they have historical significance. The campus experienced growth as an educational institution until it was conscripted by the Navy after Pearl Harbor. The Navy maintained a program of renovation and conversion of existing buildings and built some new buildings during WWII. The Navy turned the campus over to GSA just after the 911 terrorist attacks and GSA has managed the property for the Department of Homeland Security customer since 2003. The Government requires comprehensive, Operations and Maintenance services along with an unspecified amount of reimbursable repairs, renovations and small upgrade projects. This contract will include a preventative maintenance program, repairs and emergency service response. The Contractor will provide preventative and predictive maintenance service for the equipment covered by this agreement in accordance with the manufacturer's service guide lines, industry standards, best practices and reasonable judgement. The preventative maintenance program will be formulated to increase the longevity of the equipment, reduce operating costs, maximize safety, minimize extraneous repair episodes and ensure reliable and consistent operations. This is a performance based requirement. The contractor is expected to provide expert solutions and advisement to the Government comprehensive service, proactive management and timely communication.
