- Description
- This requirement for a real property lease involves the following: Office and Laboratory space 8,800 Sqft. with approximately 47,692 Sq. Ft. of land surrounded by a security fence. The land is utilized by leaser's eight portable metal buildings and trailers that total 9,335 Sq. Ft. and are utilized for office space and experimental laboratory space. In addition there are several transportation containers located throughout the property, which house equipment and supplies for the various projects. The laboratories and open land space is needed in an industrial zoned work area, to allow for the use of small quantities of explosives, outside laser range and radiation producing equipment. Current Facility Breakdown: 1. Class IV laser laboratories with interlocks, warning lights and other engineering control measures to meet ANSI Laser Safety requirements. The laboratories must be equipped with high-efficiency particulate air (HEPA)-filtered ventilation systems. Laboratory space: 6-labs to a total of 2,645 Sq. Ft. (average space per lab is 440 sqft.) 2. Chemical Laboratories - 3/labs for a total of 2,110 Sq Ft. with ventilation hoods for small scale chemical operations. (average space per lab is 700 Sq. Ft.) 3. Scientific/electronic general research and testing laboratories - 1,882 Sq. Ft. (average space per lab is 627 Sq. Ft.) 4. Additional HVAC systems in computer and data rooms, approx. 110 Sq. Ft. per room to maintain the temperatures of the servers and routers at an average 70 degrees at all times. 5. Conference Room - 350 Sqft. 6. Office space - 832 Sqft. for R&D operations. (average space per office is 104 Sq. Ft.) 7. Open land 47,000 Sqft. for the following operations: a. Placement of government owned buildings -9,335 Sqft. b. Various outside R&D experiments. c. Configurable to conduct outdoor laser operations. d. Must maintain the required separation distances of approximately 75-feet from the adjacement tenants to meet the radiological and explosive safety requirements.
