Description
Authorization to Show Property. To be completed ONLY if Offeror is not Property Owner (as registered). If not signed by Property Owner, please attach documentation demonstrating authority to represent/ Offeror Property to Government. NOTE: The Government CANNOT tour Property if documentation is not provided (excluding Owner tour). Market Survey (Form) for Existing Building. Please complete documentation in its entirety. Please refer to response requirements indicated in the Advertisement. Please attached any relevant marketing/ property information. General Services Administration (GSA) seeks to lease the following space: STATE : Ohio CITY : Hebron DELINEATED AREA : North: Route 16; East: Route 13; South: I-70; West: Route 37 MINIMUM SQ. FT. (ABOA) : 3,110 ABOA SF MAXIMUM SQ. FT. (ABOA) : 3,284 ABOA SF SPACE TYPE : Office PARKING SPACES : • Fourteen (14) Surface, Reserved Parking Spaces for Government Official Vehicles (GOVs). Agency reserves the right to fence in parking if deemed necessary, due to security concerns. • Parking per local code on site to accommodate fifteen (15) employee vehicles, unreserved, on a first-come, first-serve basis. These parking spaces shall be in addition to the GOVs. FULL TERM : Ten (10) Years (120-Months) FIRM TERM : Five (5) Years (60-Months) OPTION TERM : N/A ADDITIONAL REQUIREMENTS : • Lessor must allow on-site parking area for fourteen (14) Official Government Vehicles (GOVs) to be fenced and secured. To be determined on a case-by-case basis depending on location and security concerns. Fencing to be paid for out of the Tenant Improvements. • Space shall be located on the first (1st) or ground floor. • Space shall have one (1) dedicated covered entrance for Government-use only loading/ unloading. • The facility will include locker rooms/showers for inspectors to clean up when they return from inspecting the mines. • The Facility Security Level is Level II. • Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain. Expressions of Interest should include the following : 1. Building name and address and location of the available space within the building. The building site/ lot plans, interior building layout drawing/ pictures (with dimensions shown preferabley) reflecting the space that is being offered. 2. Rentable square feet (RSF) available and expected rental rate per RSF, fully serviced. 3. ANSI/BOMA Office Area (ABOA) square feet to be offered and expected rental rate per ABOA SF, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required government parking (if any). 7. Energy efficiency and renewable energy features existing within the building.
