If proposing new or ground up construction, please attach a copy of a recent site survey map showing the location of the proposed land site. United States Department of Agriculture (USDA) seeks to lease the following space: City, State: Morovis, Puerto Rico County: Morovis County Delineated Area: North: Road 155 to Road 137; East: Road 137 to Road 617; South: Road 617 to Road 6622; West: Road 6622 to Road 145 which connects back to Road 155. ANIS/BOMA Office Area (ABOA): 2,320 ABOA SF Rentable Square Feet (RSF): Not to exceed 2,668 RSF Space Type: Office and related space Parking Spaces (Total): A minimum of sixteen (16) surface parking spaces included in rent, yielding: • Two (2) Government Official Vehicles (GOVs) • Nine (9) Employee Vehicles • Five (5) Client vehicles • These spaces are not in excess of any local code requirement. Full Term: Ten (10) years (120-months) Firm Term: None Termination Rights: One hundred twenty (120) days' in whole or in part Option Term: None Additional Requirements: • Lease construction/ build-to-suit will be considered; and shall be required to meet the Occupancy date in this advertisement. • Subleases are not acceptable. • Government prefers GOV parking to be fenced and secured (fencing must exist and be in Good to Like-New condition). Fencing shall be chain-like type, 8-10 feet tall with automatic ingress/ egress locked gates. Space without fencing will still be considered for tour. • Dedicated generator for Government-demised premises (or if sole tenant, entire building). Generator cannot be shared with non-Government entity. • Building should be equipped with security camera and/or alarm system. • Exterior windows shall be equipped with Master View Louver Aluminum Window blinds. The cost to install shall be considered part of the shell rental rate. • The Government will have access to the space 24-hours a day, 7-days a week. Normal hours of operation are Monday through Friday 6:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays, and Federal Holidays). • Space will not be considered where any living quarters are located within the same building. • Space should not be located near establishment whose primary operation is the sale of alcoholic beverages, adult entertainment, where fire arms are sold/ discharged, or where there are tenants related to drug treatment or detention facilities. • The Offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety, and Handicapped Accessibility. • The Government requires a fully serviced lease. All services, janitorial supplies, utilities, and tenant operations are to be provided as part of the rental consideration • Space shall not be located within a 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. Expressions of Interest should include the following : 1. Building name and address, and location of the available space within the building. The building site/ lot plans, interior building layout drawings/ pictures (with dimensions shown, preferably) reflecting the space that is being offered. 2. Rentable square feet (RSF) available and expected rental rate per RSF, fully serviced. 3. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements, and state the amount, if any. 4. Date of space availability 5. Building ownership information (as recorded) 6. Amount of parking available on-site and its cost. Include whether the rental rate includes the cost of the required Government parking (if any). 7. Energy efficiency and renewable energy features existing within the building. 8. List of any installed building security items, including type, age, how system is monitored/ maintained. 9. List of building services provided.
