- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Houston Delineated Area:Northern Boundary: Highway 10 traveling east to the intersection of Highway 10 and Montrose Boulevard Eastern Boundary: Montrose Boulevard traveling south to the intersection of Montrose Boulevard and Highway 69 Southern Boundary: Highway 69 traveling west to the intersection of Highway 69 and Highway 610 Western Boundary: Highway 610 traveling north to the intersection of Highway 610 and Highway 10 Office Minimum Sq. Ft. (ABOA):23,762 ABOASF Office Maximum Sq. Ft. (ABOA):23,762 ABOASF Parking Spaces (Total):88 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved):65 structured or surface parking spaces, plus 13 for oversized government vehicles (23.5' in length, 7.5' in height) Full Term:15 Years Firm Term: 10 Years Option Term:N/A Additional Requirements:Offered space must be located on one contiguous floor. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
