General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: Commercial Avenue West: Sawgrass Expressway / I-75 / Ronald Reagan Turnpike South: SW 136 th Street East: Old Cutler Road / S. Bayshore / Brickell Ave. / Biscayne Blvd. / Route 1 (email Melissa.hein@gsa.gov or Erik.weiss@gsa.gov for a companion map) Office Minimum Sq. Ft. (ABOA): 32,950 ABOASF Office Maximum Sq. Ft. (ABOA): 32,950 ABOASF Parking Spaces (Total): 2 Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 on-site Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Above ground floor space is preferred; however ground floor space may be acceptable, but mitigating security measures may be required based on gov't security review of offered location. For abutting floors, depending on the configuration of floors, installation of a dumbwaiter may be considered by the Agency. In addition to the 2 onsite GOV parking spaces, on-site parking shall be available at a ratio of one (1) space for every 150 RSF of Space and should be located within ¼ walkable mile. Agency employees regularly work beyond normal business including weeknights and weekends, therefore access to the Agency's space and the building systems that service it, must be accessible 24 hours/7 days a week. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offerors shall advise if the offered building is located in the 100 year flood plain. Generally, GSA does not accept these sites, however some Counties in Florida are exempt from this requirement. As such, GSA will review the location of the offered site(s) and determine if the requirement to be outside of the 100 year floodplain is waived.
