- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Dallas Delineated Area:Western boundary: The intersection of 35W and 820. On 35W northeast bound to the intersection of 35W and 35E Northern and Eastern boundary: From the intersection of 35W and 35E. On 35E southeast bound to the intersection of 35E and Loop 12 Southern boundary: From the intersection of 35E and Loop 12. On Loop 12 south bound to the intersection of I-30. From I-30 westbound to the intersection of 820. From 820 northbound to the intersection of 183, continue on 820 westbound to the intersection of 35W to enclose the DA. Minimum Sq. Ft. (ABOA):49,555 Maximum Sq. Ft. (ABOA):49,555 Space Type:Office/Warehouse Parking Spaces (Total):93 on-site secured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term:15 Firm Term:10 Option Term: Additional Requirements:Space offered must be contiguous and have potential for an efficient layout. Requirement includes 40,809 ABOA SF of office space and 8,746 ABOA SF of warehouse space. Warehouse space shall include the following: 1.Climate controlled 2.Minimum ceiling clearance in warehouse is 15'. 3.Minimum column spacing is 25' CTC. 4.Building must be fully sprinklered. 5.Must have at least one 14' high by 12' wide roll-up overhead door. 6.The garage door entry must be at grade level or include a ramp for drive-in access to the warehouse. Buildings with public parking areas below the offered space will not be considered. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, parole, public defenders, and/ or social services. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability 5.Building ownership information 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7.Energy efficiency and renewable energy features existing within the building 8.List of building services provided 9.Building, space, and parking accessibility in compliance with ABAAS. 10.Building, space, and parking compliance with fire and life safety and seismic requirements. 11.Building, space, and parking compliance with ISC and Publication 64 security standards.
