Description
U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): State: NC City: Raleigh Delineated Area: North: Glenwood Ave to Creedmoor Rd to Lynn Rd. to Capital Blvd South: I-440 from Garner Rd. to Avent Ferry Rd. East: Capital Blvd. to I-440 to New Bern Ave to Person ST. to Garner Rd. West: Avent Ferry Rd. to Athens Drive to US Hwy 1 to Glenwood Ave. Minimum Sq. Ft. (ABOA): 18,590 Maximum Sq. Ft. (ABOA): 18,590 Space Type: Office Term: 10 years, 5 firm Agency Specific Requirement: (including GOV parking) The location should not be located within the immediate vicinity of railroad tracks. Sites which are located directly on or near a roadway which presents a hazard to our customers will not be considered. · Ease of access to and availability of public transportation and parking for visitors and employees. · Sites which are located directly on a highway or six lane thoroughfare shall not be considered in the following instances: · If the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block, or; · If the access is directly from the highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. · There are no pedestrian sidewalks that allow easy access to and from the office It is a requirement that overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Preference will be given to blocks of space that allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Columns must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than 2 feet square. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 200 RSF of Government-demised area. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 16-Reg4. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the “Register to Offer Space” link and follow the instructions to register. Instructional guides are offered in the “HELP” tab on the AAAP website. Once registered, interested parties may enter offers during any “Open Period,” which will typically be the 1 st through 7 th of each month, ending at 11:59 PM EST on the 7 th of the month. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. The offered space must comply with RLP 16-Reg4 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease.
