U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Savannah Delineated Area: Begin: 1. GA-307/Dean Forest Road west to US17/GA-25 2. US17/GA-25 east to US80 3. US80 west to Tremont Road 4. Tremont Road north to Telfair Road 5. Telfair Road east to Louisville Road 6. Louisville Road west to US80/GA-26 7. US80-GA-26 north to Burnsed Boulevard 8. Burnsed Boulevard north to I516/GA21 9. I516/GA-21 north to GA-307/Dean Forest Road End Office Minimum Sq. Ft. (ABOA): 21,488 ABOASF Office Maximum Sq. Ft. (ABOA): 21,488 ABOASF Parking Spaces (Total): 80 (Parking must meet or exceed local code) Parking Spaces (Surface): 80 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 80 Full Term: 10 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Space must be expandable by up to 10,000 USF. Offered space must be located on one contiguous floor. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. In addition to the parking listed above, 60 more spaces must be publicly available within ¼ walkable mile of the offered location. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 150 RSF of Space. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a driveable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a driveable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government’s reasonable satisfaction that such amenities will exist by the Government’s required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
