Description
The work includes furnishing and installing a new fluid applied elastomeric roof membrane system over the existing standing seam metal room (SSMR) and to replace gutters and downspouts as indicated on the contract drawings and all incidental related work. The basic scope breakdown is as follows: Attached CFS Shop and West side Shop 5 Gutter Replacement: 1. Repair leaks by removing existing flashing, gutter and downspout on the north side of the LCC storage building lower roof as indicated on drawings and replace with new stainless steel gutter and downspout, size and configuring to match existing. Remove and replace existing sealants as needed to provide a watertight system. 2. Remove and replace existing Shop 5 West side gutters and downspouts from a point approximately between column lines 7 and 8 to column line 11. 3. Remove and replace collapsed downspout at column F4 and rework midpoint air brake as indicated on drawings. Shop 4 Roof from column lines 1 to7: Scope area covers approximately 302 linear feet of roof as indicated on drawings. Scope includes: 1. Replace all existing roof fasteners within the roof scope areas located on the contract drawings. Fasteners are to be replaced with new oversized stainless steel gasketed fasteners. 2. Pressure wash and clean existing roof surfaces. Remove all existing rust, scale, loose paint and contaminants per roof coating manufacturers guidelines. Patch and replace damaged areas of roof as needed to provide a sound and watertight metal roof surface for coating. Treat rusted areas with rust inhibiting primer. 3. Caulk and seal all horizontal and vertical seams, panel lap joints, repair patch panels, fasteners, ridge cap, and roof penetrations per manufacturers instructions to ensure a seamless watertight system prior to application of base and finish coats. All caulks and sealants components are to be supplied by the same manufacturer to ensure compatibility and be fully warranted.
