Description
The U.S. Government currently occupies 9,455 rentable square feet of office and related space located at 880 N. Reuss Street, Pensacola, FL under leaes GS-04B-46065. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: Florida City: Pensacola Delineated Area: A portion of the City of Pensacola bounded as follows: North: Gonzales Street South: Garden Street East: N. Alcaniz Street West: N DeVilliers Street Minimum Sq. Ft. (ABOA): 7,734 Maximum Sq. Ft. (ABOA): 7,734 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Surface): 16 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 16 Full Term: 180 months (15 years) Firm Term: 120 months (10 years) Option Term: N/A Additional Requirements: Space must be contiguous and located all on one floor. The intended tenant-agency is a law enforcement agency. Therefore the building must permit: law enforcement agency personnel to wear a uniform while on the premises; be armed while on the premises; one or more holding cells; a sally port; and secure parking. Additional requirements will be listed in Request for Lease Proposal 5FL0432. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest shall include the following: *Building name and address; * ANSI/BOMA squre feet of offered space: *Projected rental rate per ANSI/BOMA square foot for a fully serviced lease. Indicate if the rental rate includes an amount for tenant improvements and state the amount, if any.
