Description
U.S. Government, U.S. Department of Agriculture seeks to lease the following space in Pawhuska, OK (Osage County). Delineated Area, Within or Fronting: North: 15th Street East: Hwy 60/Hwy 99, Old Hwy 11 South: Hwy 60, Lynn Ave, Skyline Drive West: Grandview Ave from 15th Street south to Hwy 60; Hwy 60 Frontage from Grandview Ave west to Ash Ave. Hwy 60 & Lynn Ave. south to Skyline Drive. Minimum Usable Sq. Ft. (ABOA): 2650 Maximum Usable Sq. Ft. (ABOA): 2800 Space Type: Office Space (existing construction) Hard Surface Parking Spaces: 20 Full Term: 20 Years Firm Term: 120 Days Option Term: None Additional Requirements: • Parking lot must accommodate farm trucks and trailers with pull-through parking and/or adequate turn-around area. • Site must be existing construction accessible by hard surface maintained roads. (No private or unpaved roads.) • First floor space is preferred. • Ownership must provide a responsible local management contact for response and remediation of maintenance or emergency issues. • Facility must qualify for municipal services, such as police and fire protection, sewer and trash removal. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain. • Offered space must meet Government requirements for fire safety, accessibility (ABAAS), security, and sustainability standards per the terms of the Lease. The U.S. Government currently occupies office and related space in a building under lease in Pawhuska, OK that will be expiring 7/10/2018. The Government is considering alternative space. In making this determination, the Government will consider high quality, available, existing general purpose office space with an efficient floor plan that can satisfy all of the Government's requirements. Expressions of Interest are due: August 7, 2017, by noon central time. Expressions of Interest should include the following: 1. Building name and address, or site location and approximate address. 2. Location of space within the building. 3. Rentable square feet offered. 4. List of building services provided. 5. Total ANSI/BOMA usable square feet office area (ABOA) and the building common area factor. 6. Amount of onsite paved parking available (including ABAAS compliant Van Access and Car parking); parking lot must be able to accommodate pull-thru trailers and oversized vehicles. 7. Energy efficiency and renewable energy features existing within the building. 8. Building ownership information. 9. Contact information for Onwer or Authorized Agent.
