Description
This FBO advertisement is hereby incorporated into the RLP 17-CENSUS by way of reference as an RLP attachment. The U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP) to fulfill anticipated 2020 Census Area Office requirements: City: Baton Rouge State: LA Delineated Area: In West Feliciana County, starting at the intersection of the Mississippi River and John James Audubon Bridge (JJAB), follow JJAB easterly to the intersection of Louisiana Scenic Bayou Byway, following the Byway south to the intersection of E Plains Port Hudson Rd. Follow east on E Plains Port Hudson Rd to Old Scenic Hwy, following Old Scenic Hwy southerly to Port Hudson Pride Rd. Follow Port Hudson Pride Rd easterly until it changes to Pride Baywood Rd and continue easterly to Greenwell Springs Rd. Follow southerly on Greenwell Springs Rd to Sandy Creek Community Rd then follow Sandy Creek Community Rd southeasterly to the end of the road and then follow Sandy Creek southeasterly to where it intersects with Amite River. Follow Amite River southerly, then easterly to where it intersects with Bayou Manchac. Follow Bayou Manchac westerly to Alligator Bayou; follow Alligator Bayou southeast to Manchac Rd following Manchac Rd westerly until it turns into Bayou Paul Ln and follow Bayou Paul ln southwest to the intersection of The Great River Rd. Follow The Great River Rd northwesterly, turning south to the Plaquemine Ferry Terminal ending at the Mississippi River. Follow the Mississippi River northerly to the intersection of JJAB, closing the Area of Consideration Minimum ABOA SF: 7,600 ABOA SF Maximum ABOA SF: 7,900 ABOA SF Space Type: OFFICE Term: Wave 1: 25 months, 16 months firm Unique Requirements: Refer to RLP Package 17-CENSUS posted on the AAAP Website (aaap.gsa.gov) If applicable, include go/no-go criteria that are not already outlined in the Census ACO RLP package [ A loading dock, or an acceptable alternative determined by the GSA Contracting Officer, is required to be provided at the location Parking: 2 Reserved Spaces, On site or within 3 blocks HOW TO OFFER: The Government is using the Automated Advanced Acquisition Program (AAAP) to satisfy the above Census space requirement. The AAAP application, located at https://aaap.gsa.gov, enables interested parties to offer space for lease to the Federal Government in response to RLP Package 17-CENSUS. Offered space must comply with RLP Package 17-CENSUS, posted on https://aaap.gsa.gov, and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must go to the AAAP website, select the orange “Registration” link and follow the instructions to register. Instructional guides and video tutorials are offered on the AAAP homepage and in the “HELP” tab on the AAAP website. Once registered, interested parties may enter offers during any “Open Period”. An extended Open Period will be provided beginning on the date the Census AAAP RLP (17-Census) is published through August 7, ending at 11:59 p.m. EST. Thereafter, the Open Period is the 1st through the 7th of each month, ending at 11:59 p.m. EST. Offers cannot be submitted during the Closed Period (8th through the end of each month) and will not be considered for projects executed during that time period. Please reference the “Response Date” under General Information to determine when offers are due. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. All RLP Package documents can be found at https://aaap.gsa.gov or https://lop.gsa.gov. At the bottom of the homepage, before logging in, select ‘Census’ from the drop-down list under the section titled ‘View AAAP Solicitations for Offer Package” then click the ‘View RLPs’ button. Once logged in, the RLP Package is available by clicking the ‘RLP & Lease Documents’ link at the top of the page and performing a search.
