- Solicitation U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Winston-Salem Delineated Area: Starting at the intersection of W. 1st St. and N. Broad St., proceed east along 1st St. to Research Pkwy. Proceed north along Research Pkwy. to N. Martin Luther King Dr. Proceed west along N. Martin Luther King Dr. to N. Marshall St. Proceed south on N. Marshall St. to W. 6th St. Proceed west on W. 6th St. to N. Broad St. Proceed south on N. Broad St. back to the point of origin at W. 1st St. Minimum Sq. Ft. (ABOA): 11,000 SF Maximum Sq. Ft. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All property must be within or facing delineated area ; Space must be contiguous; Prefer parking to be structured and reserved; Sufficient public parking and public transportation located within a walkable ½ mile of the proposed location; Offered buildings or sites should not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas (light industrial or flex space areas are acceptable), or any operations causing excessive odors or noise; Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space; Subleases are not acceptable; All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
