Description
General Services Administration (GSA) seeks to lease the following space: State: Tennessee City: Nashville Delineated Area: Delineated Area: North: (Starting from Western intersection) Route 210 to Hwy 70 (Lebanon Pike) East: (Starting from Northern intersection) Donelson Pike (Rd. 255) to Hwy 70S (also called Murfreesboro Rd.) South: Hwy 254 (also called Bell Rd. or Old Hickory Rd. West: IH 65 Minimum Sq. Ft. (ABOA): 13,810 Maximum Sq. Ft. (ABOA): 13,810 Space Type: Office Parking Spaces (Total): 50 Parking Spaces (Surface): 50 Parking Spaces (Structured): 0 Parking Spaces (Reserved): Full Term: 10 Firm Term: 7 Option Term: NA Additional Requirements: 2,500 ABOA SF will be used for storage and can be located elsewhere in the building so long as it has controlled access. The balance of the requirement must be located in contiguous space. Basement or sub-grade space will not be accepted. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Government may consider separately metered utilities. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: August 8, 2017 Market Survey (Estimated): August/September 2017 Offers Due(Estimated): September/October 2017 Occupancy (Estimated): June 1, 2018 Expressions of interest must include the following information: •1. Building name and address and location of the available space within the building •2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced •3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •4. Date of space availability •5. Building ownership information •6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) •7. Energy efficiency and renewable energy features existing within the building •8. List of building services provided •9. If known, building, space, and parking accessibility in compliance with ABAAS. •10. If known, building, space, and parking compliance with fire and life safety and seismic requirements. •11.
