- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Alaska City: Sitka Delineated Area: North Boundary : Commercial Area of Sawmill Creek Road, to include the commercial portion of Indian River Road (see map) East Boundary : Wolff Drive South Boundary : Commercial Area of Sawmill Creek Road West Boundary : Jeff Davis Street Minimum Sq. Ft. (ABOA): 2,798 warehouse / 580 office Maximum Sq. Ft. (ABOA): 3,416 warehouse / 710 office Space Type: Warehouse & Office Parking Spaces (Total): 8 Parking Spaces (Surface): 8 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 5 years Option Term: Three separate 5 year options Additional Requirements: Warehouse area comprised of three (3) bays approximately 1,000 sq.ft. in size with 18’ or higher ceilings and overhead doors. Double or single bay configurations may be considered in lieu of triple bay layout. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare. The U.S. Government currently occupies warehouse and related space in a building under a lease in Sitka, AK that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
