- Solicitation 5AZ0189 General Services Administration (GSA) seeks to lease the following space: State:Arizona City:Phoenix North: State Route 101 South: I-10 (East) to S 24th St to E Broadway Rd East: N Tatum Blvd to E McDonald Dr to N 44th St to E McDowell Rd to Hwy 143 (Hohokam Expy) to S 48th St. West: I-17 (South) Minimum Sq. Ft. (ABOA):63,331 ABOA Maximum Sq. Ft. (ABOA):66,498 ABOA Space Type:Flex: 46,371 Office and 16,960 Warehouse Parking Spaces (Total):355 Parking Spaces (Structured):340 Parking Spaces (Surface):15 Full Term:20 years Firm Term:10 years Option Term:None 1) Minimum setback of 20 feet from roads and adjacent property lines. 2) Minimum warehouse ceiling height of 20 feet. 3) Loading dock. 4) Loading dock area that is at least 20 feet by 20 feet. 5) The agency is Federal Law Enforcement and shall not be collocated with federal, state or local government agencies or any of the following industries/areas: -Drug Free Zones (including parks, schools, and churches). -High traffic distribution centers (ie. Grocery store warehouses). -Legal Defense organizations -Media outlets. -Medicinal/recreational marijuana dispensaries. -Pharmaceutical companies -Social service programs (ie. Social Security Administration, Citizenship and Immigration services. -Technology companies/call centers. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: August 31, 2017 Market Survey (Estimated): October 19, 2017 Occupancy: March 1, 2019 Expressions of interest must include the following information: •Building name and address and location of the available space within the building; •Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •Date of space availability; •Building ownership information; •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •Energy efficiency and renewable energy features existing within the building; •List of building services provided. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement. GSA will consider touring the submitted building only upon receiving written authorization from the building owner.
