Description
Contractor shall develop design drawings and execution within all applicable specs as to create modifications to the North side of Bldg 266 as to allow for and support future air craft simulator installation similar to those exacting same modifications recently made to the south side of the same building. Generally speaking, the work will mirror the recently completed work to the south side of the bldg. to support similar simulator installation on the north side with exception of : a)UPGRADE TO THE HVAC SYSTEM IN THE SOUTH SIDE SHALL BE ONLY AS REQUIRED TO SUPPORT THE ONE SIMULATOR PLANNED FOR INSTALLATION IN THE SOUTH SAIDE. It has been determined that the current upgrades to the electrical system can handle new HVAC loads for the north side based on duplicating the HVAC system on the simulator side. The existing HVAC in the simulator room is based on the heat loads for two simulators with 100% redundancy. However, the North Side HVAC shall be down sized for the heat loads for the one simulator that would be installed in the warehouse. Further the contractor shall use the HVAC located on the new wall on the simulator room side which separates the simulator room from the warehouse and have it serve as a single backup that can serve both rooms by making changes to the duct work so the air flow can be directed to either side. b)NO UPGRADE TO THE EXISITNG BLDG TRANSFORMER. The contractor shall assume that the existing transformer can support the total bldg., including the upgrades / repairs to the North Side as called out in this Scope of Work. c)Keep the existing mezzanine vice demo and perform all cosmetic repairs such as paint and door / gate operational repairs. d)Fully gut and renovate the existing single sex bathroom / locker room as to create both a male and female restroom with separate entrances and at minimum : (Male 1 toilet and 1 urinal and 2 sinks / Female 2 toilets and 2 sinks.). Repair and remove any blockages in the floor drain. Install all appliances to include : privacy partitions, paper towel holder, toilet paper holders, trash receptacles, soap dispensers, etc. All new appliances shall be stainless steel and all toilets and sinks shall be porcelain. To the extent existing space allows, new restrooms shall be ADA / ABA compliant. General Scope (design and execution) Demo: Demo exhaust fans in warehouse and cap off gas lines Demo exterior metal wall panels in way of exhaust fans Demo gas heaters in warehouse Demo exhaust ducting coming from sprinkler room (1005) into warehouse Demo wood wall between warehouse and weight room (1006) Demo ceiling grid in weight room (1006) Demo double doors in electrical room Demo walls, plumbing, ceiling grid, tile (wall and flooring) and fixtures in bathroom for renovation Demo ceiling grid in locker room (1007) Demo overhead roll up door Foundations and Concrete: Provide concrete pads for HVAC equipment Repair drainage on north side of bldg. as to prevent water ponding and flooding of bldg.. Repair concrete at exterior after drainage work Metal Panels: Remove/reinstall 8 tall liner panels on the interior of the exterior sidewall and end wall of the warehouse to match the simulator room. Replace the exterior metal panels in way of where the exhaust fans have been removed. Remove (6) louvers on front end wall and (1) louver at the rear sidewall, and replace with new metal sheets to match exterior. Masonry: Replace demolished wood wall between weight room and warehouse with CMU to match surrounding CMU wall Repair CMU wall where exhaust ducting is removed Repair and add new CMU walls as needed in bathroom renovation Insulation: Install Simple Saver system to match the simulator room Doors: New double metal door and hardware for electrical room New metal door and hardware for weight room New metal door and hardware for bathroom Install new overhead door matching door 101D Install new interior frames and doors and hardware New hardware for all doors effected by this Scope of Work Finishes: Install new 2 X 2 ceiling grids and tiles in Locker Room, Bathrooms and Weight Room Re-Tile All bathroom walls and flooring. Paint any untiled bathroom (color TBD) Install new partition walls in bathrooms Paint Locker Room (color TBD) Paint Weight Room (color TBD) Paint CMU wall in warehouse to match simulator room Paint Mezzanine and stairs Paint exterior doors in warehouse to match the blue on the doors in the simulator room Plumbing: Make plumbing changes in bathrooms as needed Investigate and repair drainage for building to drain effluent to the front drainage ditch Install new toilets, urinals and sinks in bathrooms HVAC: Install HVAC units and ducting in the warehouse just as was done in the simulator room to accommodate the new simulator requirements. See Note a above.
