Description
U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space: State: AR City: MOUNTAIN HOME Delineated Area: City of Mountain Home Minimum Sq. Ft. (ABOA): 2241.0 Maximum Sq. Ft. (ABOA): 2353.05 Space Type: Office (2241 USF ABOA), Warehouse (0 USF ABOA), Storage (0 USF ABOA), Other (0 USF ABOA), Land (0 USF ABOA), Wareyard (0 USF ABOA) Parking Spaces (Total): 4 Parking Spaces (Surface): 4 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 Firm Term: 24 Soft Term: 96 Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: • Ceiling heights need to be 10-12 ft. • Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. • Locations must be as convenient to the visiting public as possible. Space must be located on the ground level or in a multistory building on the first floor. • Offered space must be contiguous and have the potential for an effective layout. Interior columns must be minimum of 20 feet apart. • Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. • Space will not be considered if located by liquor establishments, treatment centers, and correctional facilities. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
