Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: THE U.S. GOVERNMENT CURRENTLY OCCUPIES 92,080 RSF (80,070 USF) OF OFFICE AND LABORATORY SPACE AT 6724 ODYSSEY DRIVE IN HUNTSVILLE, AL AND INTENDS TO NEGOTIATE WITH THE CURRENT LESSOR UNLESS AN ALTERNATE LOCATION OF EQUAL SIZE AND QUALITY IS PROPOSED WHICH REPRESENTS AN ECONOMIC ADVANTAGE TO THE GOVERNMENT. ALTERNATE LOCATIONS MUST INLCLUDE ALL REPLICATIONS COSTS, COSTS ASSOCIATED WITH THE PHYSICAL RELOCATION AS WELL AS THE COST TO MOVE DATA AND TELECOMMUNICATION LINES AND OTHER INFORMATION TECHNOLOGY INFRASTRUCTURE. Only existing buildings with Lab space will be considered and the space must be located in Huntsville, AL. LEASE TERM: FOR A TERM OF TEN (10) YEARS BEGINNING ON OR AROUND November 1 ST, 2017. Space shall: 1). Have easy access to available parking and public transportation for employees. The space should not be located in industrial or warehouse areas. Space should be located in a professional office setting with similar businesses in the surrounding area; 2) the Government must be the sole occupant. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. The Building must be capable of meeting the Government's security requirements, as well. A fully serviced lease is required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner, on the owners letterhead, is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease. Delineated Area: North: University Drive; Highway 72 South: Highway 565 East: Jordan Lane West: Slaughter Rd Square Footage: 80,070 ABOA, 92,008 RSF; Inclusive of +/- 3,000 Laboratory Space To submit a location for inspection, please forward information by 3:00 PM EDT, October 6 th, 2017. Expressions of interest should include building name and address, location of space in the building, rentable square feet and parking offered, a site plan or floorplan for the offered building and the Project Number – 4AL0183. SUBMISSIONS RECEIVED AFTER 3:00 pm EDT, October 6th, 2017, WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
