Description
Space must be located in prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and window placement, convector size and placement, electrical and telephone accessibility, any angles, cures or offsets that will result in inefficient use of space. Building must have a loading dock or acceptable alternative. Offered space must be contiguous and ideally on one floor. If more than one floor is offered, the maximum number of contiguous floors is two (2). Subleases are not acceptable. All services, supplies, utilities and tenant alternations are to be provided as part of the rental consideration. The tenant agency cannot be located in the same building as any Federal, State, or local law enforcement agencies, IRS or US Immigration Agencies, unless otherwise approved by the Contracting Officer. The Government shall have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 am to 6:00 pm. Office will operate on the weekends and oftentimes after normal business hours during high peak season. Satisfactory public transportation must be located within a walkable ¼ mile of the offered space. Offered building must have a loading area that is accessible 24 hours a day. Offered building must have a freight elevator with 24/7 access from the loading area to the offered space and a convenient path of travel.
