Delineated Area Map This FBO advertisement is hereby incorporated into the RLP 17-CENSUS-7FL2446 by way of reference as an RLP attachment. The U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP) to fulfill anticipated 2020 Census Area Office requirements: City: Miami State: Florida Delineated Area: Map also attached Beginning (yellow star on map ) at the intersection of I-75 and the northern border of Miami-Dade County (which is also the southern boundary of Broward County), travel easterly along the Miami-Dade County line until it intersects with S. Ocean Drive; then travel southerly on S. Ocean Drive (a/k/a Florida State Road A1A) until it turns into S. Ocean Boulevard (a/k/a Florida State Road A1A) and continue southerly on S. Ocean Boulevard until it becomes Collins Avenue (a/k/a Florida State Road A1A) and then continue southerly on Collins Avenue until intersects with 5 th Street; then travel westerly on 5 th Street until it becomes Florida State Road A1A (a/k/a the MacArthur Causeway); then continue traveling westerly on Florida State Road A1A until it intersects with Biscayne Boulevard; then travel southerly and then westerly on Biscayne Boulevard until it intersects with Brickell Avenue; then travel southerly on Brickell Avenue until it intersects with the Miami River *** continue south on Brickell Avenue to where it intersects with SW 7 th St, follow SW 7 th St west to where it intersects S Miami Ave, follow S Miami Ave north to where it intersects the Miami River, then travel northwesterly on the north shore of the Miami River until it intersects with the Tamiami Canal; then travel southwesterly on the Tamiami Canal until it intersects with NW 42 nd Court; then travel northwesterly on NW 42 nd Court until it becomes NW 20 th Street and continue westerly on NW 20 th Street until it intersects Perimeter Road; then travel southwesterly and then westerly on Perimeter Road until it turns into NW12th Street and continue westerly on NW 12 th Street until it intersects with the Palmetto Expressway (a/k/a Florida State Road 826) ; then travel southerly on the Palmetto Expressway until it intersects with SW 8 th Street (a/k/a US Highway 41); then travel westerly on t SW 8 th Street until it intersects with NW 137 th Avenue; then travel northerly on NW 137 th Avenue until it intersects with NW 12 th Street; then follow easterly on NW 12 th Street until it intersects with Seaboard Coast Line Railroad (RR) and follow the RR until it intersects with the Ronald Reagan Turnpike; then travel northerly on the Ronald Reagan Turnpike until it intersects with I-75, then travel north on I-75 until it intersects the Miami-Dade County boundary, the point of beginning, completing the Area of Consideration. Minimum ABOA SF: 7,000 Maximum ABOA SF: 7,300 Space Type: Office Term: 25 months, 16 months firm Parking: 2 Reserved Spaces, on-site or within 3 blocks Unique Requirements: Cannot be co-located with local, state or federal law enforcement, judicial or regulatory agencies such as Customs and Border Protection, the courts, or IRS; must have a loading dock or acceptable alternative; if not located on the ground floor then there must be either a freight elevator or passenger elevator that can be used as a freight elevator with a door opening of at least 42 inches. Refer to RLP Package 17-CENSUS-7FL2446 posted on the AAAP Website (aaap.gsa.gov) for a complete listing of unique requirements. HOW TO OFFER: The Government is using the Automated Advanced Acquisition Program (AAAP) to satisfy the above Census space requirement. The AAAP application, located at https://aaap.gsa.gov, enables interested parties to offer space for lease to the Federal Government in response to RLP Package 17-CENSUS-7FL2446. Offered space must comply with RLP Package 17-CENSUS-2446, posted on https://aaap.gsa.gov, and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must go to the AAAP website, select the orange "Registration" link and follow the instructions to register. Instructional guides and video tutorials are offered on the AAAP homepage and in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during any "Open Period". A 20 day Open Period will be provided through October 7, ending at 11:59 p.m. EST) when the RLP is made available for the first wave of locations. Thereafter, the Open Period is the 1st through the 7th of each month, ending at 11:59 p.m. EST. Offers cannot be submitted during the Closed Period (8th through the end of each month) and will not be considered for projects executed during that time period. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. All RLP Package documents can be found at https://aaap.gsa.gov or https://lop.gsa.gov. At the bottom of the homepage, before logging in, select 'Census' from the drop-down list under the section titled 'View AAAP Solicitations for Offer Package" then click the 'View RLPs' button. Once logged in, the RLP Package is available by clicking the 'RLP & Lease Documents' link at the top of the page and performing a search.
