Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Philadelphia Delineated Area: Beginning at the intersection of 2 nd Street and Walnut Street. West on Walnut Street to 11 th Street. North on 11 th Street to Race Street. East on Race Street to 2 nd Street. South on 2 nd Street to Walnut Street. Minimum Sq. Ft. (ABOA): 134,000 Maximum Sq. Ft. (ABOA): 138,125 Space Type: Office & related Parking: Four (4) reserved and Twenty-one (21) unreserved spaces located within two (2) blocks of the offered space. Full Term: Fifteen (15) Years Firm Term: Eight (8) Years Additional Requirements: · Preference is for space on 3 rd Floor or above. If lower floor space is offered, the bottom of any window sill shall be a minimum of 18 feet above the finished grade. · Space offered must be on contiguous floors with minimum floorplate of 25,000 ABOA SF. Partial non-contiguous floors for central functions may be considered. · Offered space must not be collocated in a building that has residential units. · Reserved parking must be in a controlled access parking garage or lot. · Offered building must have loading dock with freight elevator access to all offered floors. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Philadelphia, PA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
