- U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): Project No. 18-REG10-5OR0169 City: Medford State: Oregon Medford Delineated Area: Medford Central Business Area (Area CC on map) * ; Medford City Limits (Please see map attached) Minimum Sq. Ft. (ABOA): 1,205 ABOA / approx. 1,385 Rentable Maximum Sq. Ft. (ABOA): 1,300 ABOA / approx. 1,495 Rentable Parking Spaces (Surface Reserved): 2 Space Type: Office Term: Up to 15 Years Agency Unique Requirements: 1. Agency may require 45 to 60 days after Design Intent Drawing approval to procure furniture. 2. Reserved parking shall be for the exclusive use of the Government. 3. Unreserved parking available on site shall at least meet current local code requirements, or in the absence of a local code requirement, public parking shall be available within a walkable ¼ mile. 4. Please see Agency Requirements attached for further information. 5. Please provide current seismic condition / certification of property together with AAAP submittal. Agency Tenant Improvement Allowance ** Existing leased Space: $TBD per ABOA SF Other locations offered: $46.74 per ABOA SF * Per Executive Order 12072, first consideration will be given to space located within the Central Business Area (CBA) of Medford, Oregon. If the Lease Contracting Officer determines that there is not adequate competition within the CBA of Medford, spaces within the city limits of Medford will be considered. ** The Tenant Improvement Allowance ("TIA") is an amount per ABOA SF for construction of tenant improvements that the Government will request the Offeror to finance during the firm term of the lease. The TIA will be amortized and repaid over the firm term of the Lease at the interest rate entered into the AAAP system by the Offeror. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. HOW TO OFFER : The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 18-REG10. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the ‘Open Period'. For assistance with the application, email AAAP.Manager@gsa.gov. YOU MUST REGISTER AT https://aaap.gsa.gov TO MAKE AN OFFER! The Open Period (for every month except October) is the 1st through the 7th of each month, ending at 11:59 p.m. EST. Please note, however, that the Open Period for the month of October is the 1st through the 23rd of October, ending at 11:59 p.m. EST. Refer to AAAP RLP Paragraph 3.02.A for more details on the offer submission process. The Government reserves the right to allow for multiple Open Periods prior to selecting an offer for award to meet this specific space requirement. Offers can not be submitted during the Closed Period (8th through the end of each month except October) and will not be considered for projects executed during that time period. This FBO advertisement is hereby incorporated into the RLP 18-REG10 by way of reference as an RLP attachment. ALL INFORMATION IS TO BE COMPLETED IN https://aaap.gsa.gov. Please do not attempt to print out and complete paper copies of the RLP. Please do not forward paper copies of your offer in response to this advertisement. This requirement is in GSA REGION 10. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the requirements in this FBO advertisement and in the RLP requirements package found on the AAAP website. During an Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. Offeror should anticipate financing the tenant improvement (TIA) costs, a portion of which may be repaid upon space acceptance in lump sum and a portion of which will be amortized and repaid with interest during the firm term of the lease. PM and A/E fees are intended to cover design, construction and financing costs as set forth in the RLP & form Lease available at https://aaap.gsa.gov The offered space must comply with the requirements in this FBO advertisement and RLP 18-REG10 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease.
