Description
General Services Administration (GSA) seeks to lease the following space: State: CA City: San Diego Delineated Area: North: Highway 52 East: Interstate 15 South: Interstate 8 West: Interstate 805 and north to Highway 163 Minimum Sq. Ft. (ABOA): 11,081 Maximum Sq. Ft. (ABOA): 11,600 Space Type: Office Secured Parking Spaces (may be Structured or Surface Spaces) (Total): 45 Parking Spaces (Reserved): 45 Full Term: Ten Years Firm Term: Five Years Option Term: None Additional Requirements: · Space must be contiguous on one floor · Space must not be on the first (grade) floor · Space must not be on the top floor if rooftop access is within the space · Space must not have public parking underneath or within the building · Space must not be inside a shopping mall or shopping center · Proposed building must accommodate the required secured parking at the facility · Proposed building must not have metered or public parking directly in front, behind, or next to the building · Proposed building must not house: Ø Day care facilities Ø Abortion clinics Ø Mental health clinics Ø Drug rehabilitation clinics Ø Immigration, probation, public defenders or other social services (including Social Security Administration and Department of Health and Human Services) · Proposed building must not be within 1,000 feet of: Ø Residential areas Ø Places of worship Ø Schools Ø Hospitals Ø Prisons Ø Abortion clinics Ø Mental health clinics Ø Drug rehabilitation clinics and/or Ø Day care facilities · Proposed buildings must not be in a high crime area. Prior to the market survey, proposed buildings will be assessed by the agency’s security division to determine whether a location is in a high crime area; those buildings determined to be in a high crime area will not be eligible to compete for this procurement. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
