Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: San Antonio City: Texas Delineated Area: Northern Boundary: Intersecting points of US 281 and Texas Highway Loop1604 to intersecting points of Texas Highway Loop1604 and Interstate 35. Eastern Boundary: Intersecting points of Interstate Loop 1604 and I35 to intersecting points I35 and Texas Highway Loop 410. Southern Boundary: Intersecting points of I35 and Loop 410 to intersecting points Loop 410 and 281. Western Boundary: From Intersecting points of Loop 410 and 281 to intersecting points 281 and Loop 1604. Minimum Sq. Ft. (ABOA): 28,800 Maximum Sq. Ft. (ABOA): 28,800 Space Type: Flex Space Parking Spaces (Total): 85 Parking Spaces (Surface): 75 Parking Spaces (Structured) 10 Full Term: 20 Firm Term: 15 Option Term: n/a Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near daycare centers, schools, hospitals, religious centers, public transit depots, retail shopping centers and social service centers (typically this is within 1,000 feet of a school or park boundary). B. Proposed space must be contiguous, located on the first floor. Space cannot be located on the top floor of the building, space on the floors above first floor may be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. C. Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the proposed building will not be considered. D. Secured parking is required. E. Government shall have the right to mount antennas on the roof of the building. F. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. G. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. The Government is seeking a lease for space meeting the following requirements: Offered space must meet local and Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in San Antonio, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: • Building name and address and location of the available space within the building; and • Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and • Date of space availability; and • Building ownership information; and • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and • Energy efficiency and renewable energy features existing within the building; and • List of building services provided.
