- Map of Delineated Area State:North Carolina City:Raleigh Sq. Ft. (ABOA): 80,700-81,700 Space Type:Office and related space Parking:36 reserved, secured spaces for Government Owned Vehicles. Visitors and staff shall have access to an additional 315 spaces within a walkable 2,640 linear feet of the building. Full Term:20 Years Firm Term:10-15 Years Additional Requirements: •Only single-building solutions will be considered. Contiguous space is preferred. •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and any angles, curves or offsets that will result in an efficient use of space. •A fully serviced lease is required. •The normal Hours of Operation are Monday through Friday, 7:00 AM to 5:00 PM, with 24/7 staff access. •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, seismic standards, and sustainability standards by the required occupancy date per the terms of the Lease. Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Date of space availability; (4)Total existing gross square feet, and gross square feet per floor; (5)ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $40.1964/ABOA SF, meeting GSA's standard building shell requirements; (6)Site plan depicting the building and parking; (7)Floor plan and gross square footage of proposed space; (8)Identification of on-site parking; (9)Address or described location of building; (10)Location on map demonstrating the building lies within the delineated area; (11)FEMA map evidencing that the property lies outside the 100-year floodplain; (12)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (13)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (14)Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within North Carolina State University's Centennial Campus, which is defined for the purposes of this procurement by the below street boundaries. (Properties fronting any of the below roads are considered to be within the delineated area.) •North: Head East from Gorman St. on Avent Ferry Rd. to Western Blvd. to Bilyeu St. •East: Head South on Bilyeu St. to Barbour Dr. to Blair Dr., including Kendall Ct. Head West on Blair Dr. to Centennial Pkwy. Head South on Centennial Pkwy., including Agriculture St., to Lake Wheeler Rd. Head Southwest on Lake Wheeler Dr. to Interstate 40. •South: Head West on Interstate 40 from Lake Wheeler Rd. to Gorman St. •West: Head North on Gorman St. from Interstate 40 to Avent Ferry Rd. A map of the delineated area is attached for further clarification of the boundaries.
