The Government is considering alternate space. In making this determination, the Government, will consider the availability of fair market warehouse space that potentially can satisfy the Government's requirements. The Government seeks warehouse, office, and related space, yielding a minimum of 20,000, target of 25,200 ANSI/BOMA Office Area (ABOA) square feet, to a maximum of 30,000 ABOA SF. The proposed term of the lease is for Fifteen (15) years, Ten (10) years firm. The agency will require 30 surface parking spaces, and 0 structured parking spaces. The security level is a security level Three (3) requirement. The prospective agencies will need a secure computer room. Additional Requirements: •· Space shall be located in a modern building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition acceptable to the GSA Lease Contracting Officer. If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. •· Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •· Parking must be available within a walkable ½ mile of offered space. •· Space located above the ground floor must be serviced by an ABAAS compliant elevator. •· Buildings under consideration must be "Class A" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. •· Offered space must be in the delineated area. Offered space must meet Government requirements for fire and life safety and accessibility. A fully serviced lease is required. Offered space shall not be located in the 100 year flood plain.
