Description
U.S. GOVERNMENT RLP 5OR0153 General Services Administration (GSA) seeks to lease the following space: State: Oregon City: North Bend / Coos Bay Delineated Area: City limits of North Bend and Coos Bay Minimum Sq. Ft. (ABOA): 24,970 ABOA Office 21,400 USF Warehouse 60,000 USF Fenced Wareyard Maximum Sq. Ft.(ABOA): 25,345 ABOA Office 21,600 USF Warehouse 60,000 USF Fenced with asphalt Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 161 surface spaces Parking Spaces(Surface): 161 Parking Spaces (Structured): None Parking Spaces (Reserved): None Full Term: 20 years Firm Term: 20 years Option Term: None Additional Requirements: Offered office space shall be contiguous. Office, warehouse and wareyard shall be located on the same site plan with a preference for the warehouse space to be attached to the office area. Wareyard must provide for efficient traffic flow and allow 70 foot tractor trailer maneuvering turning radius. One way design required with a separate entrance and exit into the wareyard required. Wareyard must be paved with asphalt or concrete and fenced with 10 foot high fence with barbed wire angled outward, at lessor shell cost. Wareyard must be paved able to accommodate secured parking for Government vehicles, and be designed to withstand and support large, fully loaded BLM equipment. Site should allow a Grounded Pad for a 40ft freestanding radio tower located no more than 30 feet from the building. Warehouse should have 2,000 SF for heavy floor loading. Offered buildings shall not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas, or any operations causing excessive odors or noise. Thorough analysis of the existing building inventory in the delineated area will be conducted before making any decision to proceed with new construction. Government-planned lease construction. LEED Silver NC is required for new construction.
