Description
FBO Ad with Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Las Vegas Delineated Area: North : Tropicana South : Interstate 215 to Eastern Ave to Silverado Ranch Blvd East : Stephanie West : Jones Blvd Minimum Sq. Ft. (ABOA): 13,134 Maximum Sq. Ft. (ABOA): 14,500 Space Type: Office Parking Spaces (Total): 18 secured, reserved parking spaces, surface or structured Parking Spaces (Surface): See above Parking Spaces (Structured): See above Parking Spaces (Reserved): 18 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: Space must be contiguous on one floor Space must be on the second floor or higher Light industrial and warehouse space will not be considered Cannot be located at a site that houses daycare operation, abortion clinic, mental health clinic, drug rehabilitation clinic; Cannot be located at a site with federal, state or local immigration, probation, public defender and/or social service operations (including, but not limited to, Social Security Administration, Department of Health and Human Services) Must be more than 1,000 feet from residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and daycare facilities Cannot be located in high-crime area Site must be capable of providing secure parking area Site must be capable of accommodating 22-foot rooftop antenna Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare.
