- General Services Administration (GSA) seeks to lease approximately 18,973 to 19,922 USF of office space in Memphis: State: TN City: Memphis Delineated Area: North: Pkwy/Summer Ave East: Holmes St South: Union Ave West: Mississippi River Minimum Sq. Ft. (ABOA): 18,973 Maximum Sq. Ft. (ABOA): 19,922 Space Type: Office and related space Parking Spaces (Total): 0 Reserved spaces, Access to 86 unassigned parking spaces Term: 10 years, fully serviced Firm Term: 5 years Option Term: 5 years Additional Requirements: -Class A or B office space preferred, projecting a professional and aesthetically pleasing appearance including an attractive front entrance way. -Offered space must be in one contiguous block on a single floor. -Offered space must provide a minimum of 9' ceilings -Ground floor is preferred but can be on a higher floor if there is access to a minimum of two ADA elevators. -Columns need to be no more than 2 feet square and column spacing must be a minimum of 20 feet. -Parking must be onsite or no more than a walkable ½ block from the offered space. -Public transportation passenger stops must be within 2 blocks of the offered space. -Offered space cannot be located next to industrial or railyard areas. -Offered space cannot be within 2 blocks of residential housing, daycare facilities or churches. The U.S. Government currently occupies space in a building under lease in Memphis, Tennessee that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must be within the defined delineated area as described above and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of Interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and location of offered space in the building; 2. Rentable Square Feet (RSF)/ANSI BOMA office area (ABOA) offered and the expected rental rate per rentable square foot (RSF), fully serviced with tenant improvement allowance, if any, included; 3. Date of offered space being available; 4. Building ownership information; 5. Amount of parking available on-site and its cost; 6. Energy Efficiency and renewable energy features existing within the building; 7. List of building services provided. 8. One-eighth inch scale drawing of space offered; 9. Name, address, telephone number, and email address of authorized contact; In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the authorized offices and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield.
