State : VA City : Herndon Delineated Area Boundaries : Northern Virginia – Metro-proximate Minimum Square Feet : 34,240 ABOA SF Maximum Square Feet : 39,698 BRSF Space Type : Office space Parking Spaces : Per Local Code Lease Term : 15 Years Firm Additional Requirements : · Offered space must be contiguous within a single building · All buildings submitted must comply with the Interagency Security Committee Level II Standards, including for existing leased buildings regardless of percentage of occupancy. · Offered buildings must have, or be able to attain an Energy Star rating of 75 or higher within one (1) year of occupancy · The main accessible entrance to the building must be 2,640 walkable linear feet (or less) from an existing Metro-rail station, or planned under Phase 2 of the Silver Line. · Subleases are unacceptable · Below grade or street level office space is unacceptable as is any level providing exterior access Buildings offered must be able to meet all Government requirements contained in the RLP/Lease to be issued, including but not limited to requirements for fire safety, accessibility, location amenities, and sustainability standards. A fully serviced lease is required. Not all minimum requirements are stated in this advertisement. Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic protection standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. The Government's decision will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide the requested information, the Government reserves the right to assume that the potential Offeror in question cannot meet the Government's requirement. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of GSA or their authorized representative, Jones Lang LaSalle Americas, Inc. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of Interest Due: November 16, 2017 Market Survey (estimated): December 2017 Offers Due (estimated): March 2018 Desired Occupancy: February 21, 2020 Expressions of Interest must be submitted in writing and must include the following information in order to be deemed compliant and be eligible for further consideration: · Building name, address, and the location of available space within the building; · Date of availability along with confirmation of the building’s ability to meet the above projected occupancy date; · Rentable Square Feet (RSF) to be offered and rate per RSF, fully serviced; · ANSI/BOMA office area (ABOA) square feet to be offered and rental rate per ABOA, fully serviced, meeting GSA's standard building shell requirements, inclusive of rental concessions and a Tenant Improvement Allowance of $46.74/ABOA SF; · Scale floor plans of the offered space (as-builts); · Evidence of ability to meet the desired occupancy date of February 21, 2020; · Site plan showing parking and loading area(s); · Name, address, telephone number, and email address of authorized contact.
