- Please request the Delineated Area Map by email: Melissa.hein@gsa.gov General Services Administration (GSA) seeks to lease the following space: Project 6NC0167 State: North Carolina City: Raleigh Delineated Area: North: IH-540 West: Route 50, Millbrook Road, Duraleigh Road South: Edward Mill Road, Glen Eden Drive, Route 50/70, Anderson Drive, IH-440 East: Highway 401/Highway 1 Office Minimum Sq. Ft. (ABOA): *70, 159 ABOASF (See Additional Requirements Below) Office Maximum Sq. Ft. (ABOA): 70,159 ABOASF Parking Spaces (Total): Parking must meet or exceed local code in addition to those specified below for Government Vehicles (GOVs) Parking Spaces (Surface): *54 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 2 Full Term: 20 Years Firm Term: 10 Years Option Term: 1 (five) year option. Additional Requirements: The entire 70,159 ABOASF requirement does not need to be contiguous; however the individual blocks of space that comprise the requirement need to be contiguous. These include, Blocks: •A. 14,100 ABOASF •B. 4,538 ABOASF •C. 10,702 ABOASF •D. 27,405 ABOASF •E. 13,414 ABOASF The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 150 RSF of Space. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: By 5PM EST on November 29, 2017 (Please reference Project #6NC0167 with your submission) Market Survey (estimated): December 2017 Initial Offers Due (estimated): January 2018 Occupancy: No later than September 2019
