Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Tallahassee Delineated Area: North: Tennessee St East: Gadsen St South: Pensacola St to Jefferson St, South on Monroe St, East to Pensacola St West: Bronough St Minimum Sq. Ft. (ABOA): 16,687 USF Maximum Sq. Ft. (ABOA): 16,687 USF Space Type: Office Parking Spaces (Total): 99 Parking Spaces (Surface): 99 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5-years Option Term: N/A Additional Requirements: The awarded location will be occupied by a Federal agency with Level II security requirements as defined by the latest ISC pronouncement. Each offered location will be assessed by Agency security personnel and site specific security requirements may be developed to be included with any offer for that location. Typically, offered space must be on the second floor or above. For this procurement, sites having up to 4,000 USF at street level may be considered; however, sites where all space is located on floors above street level will receive preference. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. *Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9. If known, are Building, space, and parking accessibility in compliance with ABAAS? 10. If known, are Building, space, and parking compliance with fire and life safety and seismic requirements? 11. If known, are Building, space, and parking compliance with ISC and Publication 64 security standards? Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Consideration of “non-productive agency downtime” in a CBA should be rare. The U.S. Government currently occupies office and related space in a building under a lease in Tallahassee, FL, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
