- Lake Havasu City, AZ Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Lake Havasu City Delineated Area: North: Palo Verde Blvd. S to Kowa Blvd. S to Bermuda Ave East: Bermuda Ave. to McCulloch Blvd. N to McCulloch Blvd. S to SR 95 South: SR 95 West: SR 95 Minimum Sq. Ft. (ABOA): 4,670 Maximum Sq. Ft. (ABOA): 4,904 Space Type: Office Parking Spaces (Total): Code required spaces Parking Spaces (Surface): Code required spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 6 Full Term: 10 Years Firm Term: 10 Years Additional Requirements: - Contiguous Space is required. -Sites may not be located within 100/500-year flood plain. - Sites located near daycare facilities, schools, or residential areas will not be considered. -Site shall not be located near any “hazardous materials transportation or storage facilities” as defined by ISC. -The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable -Required space will consist of Class A office space. -All security standards must meet ISC and Publication 64 standards. -Agency must have roof access. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Consideration of “non-productive agency downtime” in a CBA should be rare. The U.S. Government currently occupies office and related space in a building under a lease in Las Vegas, NV, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
