Description
General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: 934 West: 821 East: I-95 Express Lane, I-95, I-395, Biscayne Bay South: 948 (Doral Boulevard), NW South River Drive/Delaware Parkway NW 27 th Avenue, 836 (Dolphin Expressway), NW 17 th Avenue, US 1, I-95, Biscayne Bay Office Minimum Sq. Ft. (ABOA): 37,971 ABOASF (see details below under Additional Requirements) Office Maximum Sq. Ft. (ABOA): 37,791 ABOASF Parking Spaces (Total): 5 Parking Spaces (Surface): 0 Parking Spaces (Structured): 5 (see details below under Additional Requirements) Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Use: For radio/television production studio; as well as associated office and station space. Space composition: Primary Office (approx. 15,600 SF); Warehouse Storage (approx. 2,000 SF) Structurally changed space includes radio and TV studios, master control, broadcasting areas (approx. 12,000 SF) Open outdoor space sufficient for 6 large satellite receivers (approx. 700 SF). Physical Requirements: Space cannot be located on more than 2 contiguous floors. Ceiling heights: 8'10 ceilings except for the following blocks of space, approx. 160 SF for 12' ft ceilings approx. 2,500 SF for 14' ft ceilings approx. 2,200 SF for 20' ft ceilings Floor load requirement of 80 psf min -100 psf max Parking Requirement: Five (5) structured parking spaces are required for Government vehicles; parking spaces must be fenced with a gate control. Furthermore In addition to the 5 onsite GOV parking spaces, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space and should be located within 1/8 walkable mile. At a minimum at least 139 spaces must be available for employee/visitors, of which 9 must be handicapped spaces. Agency's space and the building systems that service it, must be accessible 24 hours/7 days a week. Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the LCO. Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the LCO. Amenities must be existing or Offeror must demonstrate to the Government's reasonable satisfaction that such amenities will exist by the Government's required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offerors shall advise if the offered building is located in the 100 year flood plain. Generally, GSA does not accept these sites, however some Counties in Florida are exempt from this requirement. As such, GSA will review the location of the offered site(s) and determine if the requirement to be outside of the 100 year floodplain is waived.
