Franklin, NC - 6NC0127 Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:North Carolina City:See Below Delineated Area:City limits of Franklin, NC and annexed areas of Brookwood Heights, Woodlawn Cemetery, Westgate Plaza, Franklin Plaza Drive and Holly Springs Plaza (see delineated area map below) Minimum Sq. Ft. (ABOA):5,360 Maximum Sq. Ft. (ABOA):5,360 Space Type:Office Parking Spaces (Total):Parking to be in accordance with local code. In absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Government-demised area. Full Term:10 Years Firm Term:5 Years Option Term:N/A Additional Requirements: •The space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. •Offered space should have no history of prior heavy industrial use, including, but not limited to, large dry cleaning operations, rail yards, gas stations, and industrial facilities. •Buildings located near bars, nightclubs, and liquor stores will not be considered. Locations near dry cleaners, beauty salons, bingo parlors or other business that produce large fluctuations in traffic or smells detectable within the office space will not be considered. •Offered space shall not be adjacent to railroad tracks. •Streets and public sidewalks must be well maintained. •Offered space shall be located within two city blocks from a primary or secondary street. The lessor shall provide acceptable signage from the primary or secondary street at no separate cost. Locations which have obscure, difficult access or which require multiple turns shall not be considered. •Sites which are located directly on or near a roadway which presents a hazard to our customers will not be considered. Sites located on a high-traffic roadway or multi-lane thoroughfare must have traffic signals within two blocks to provide safe access. •Offered space shall not be located in the 100 or 500 year flood plain. •Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibility Standard (ABAAS), and the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheel-chair access. •If offered space is above the ground floor, a minimum of two accessible elevators must serve the proposed floor. One of the accessible elevators may be a freight elevator. •Offered space must be located in one contiguous block on a single floor with the exception of space allotted to the storage room and Interactive Video Training (IVT) room, which may be separated from the main office by a public corridor. •Offered space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow for maximum design flexibility. •Space requiring ramps inside the office will not be acceptable. Any structural columns must be at least twenty (20) feet from any interior wall and from each other (clear distance) and be no more than two (2) feet square. •Buildings with windows comprising 50 percent of the exterior perimeter walls are preferred. •A fully serviced lease is required.   A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)Floor plan and gross square footage of proposed space; (6)Identification of on-site parking; (7)Address or described location of building; (8)Location on map demonstrating the building lies within the delineated area; (9)FEMA map evidencing that the property lies outside the 100-year floodplain; (10)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12)Any information related to title issues, easements, or restrictions on the use of the building.
