Delineated area map and narrative U.S. GOVERNMENT 7FL2364 General Services Administration (GSA) seeks to lease the following space: State: Florida City: Pensacola Delineated Area: See below Minimum Sq. Ft. (ABOA): 8,371 Maximum Sq. Ft. (ABOA): 8,371 Space Type: Office Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 12 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The lease term will be from 8/01/2019 to 7/31/2029. The space will need to be vacant and ready for build-out approximately 5 - 6 months prior to the occupancy day. The tenant agency will be the IRS. The space will include a taxpayer assistance center. In addition to the 12 reserved parking spaces, there must be adequate public parking within 2 blocks of the space if located in an urban area. If located in a suburban area the space must have an on-site parking ratio of 5 spaces per 1,000 rentable square feet or comply with local code, whichever is higher. The space must be located within a walkable ½ mile from a bus line. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
